The InvestorKit Brand and Vision:

InvestorKit was founded in 2017 by Arjun Paliwal, with the mission to help clients “Invest with confidence, outperform the market, and build a high-performing property portfolio.” This mission drives everything we do. In fact it’s even reflected in our mission and vision statements:

Residential Buyer’s Agency Service:

Our Full Property Acquisition Service is the foundation of what we offer and will be the primary service you’ll be selling. It’s an end-to-end solution designed to guide clients through every stage of their property investment journey—from building a strategy tailored to their circumstances, to securing the right property, and supporting them all the way through to settlement and beyond.

We focus on buying assets in growth markets, which are low maintenance and easily tenanted.

What the Service Entails:

Strategy Session & Dedicated Strategist:

The first step in the process is a personalised strategy session. Clients are paired with a dedicated strategist who creates a custom plan tailored to their financial situation and property goals. This strategy forms the foundation of the property search.

Dedicated Client Success Team:

After the strategy is established, the client is supported by a dedicated client success team. This team manages the entire journey, ensuring every step is handled smoothly, from onboarding to post-settlement.

Property Acquisition:

Once the strategy is in place, a property acquisition analyst steps in to find and secure the right property. They work directly with the client’s strategist, leveraging their market knowledge and negotiation skills to source properties that align with the strategy. Project managing the entire purchasing experience with the client success team i.e coordinating pest and building inspection, project managing any repairs needed to the property.

Access to Award-Winning Research:

Clients gain full access to InvestorKit’s award-winning market research, which keeps them informed and empowers them to make data-driven decisions. This research is regularly updated to ensure the best insights.

Annual Portfolio Reviews & Valuations:

Our relationship doesn’t end with the purchase. Clients receive free annual portfolio reviews and valuations to help them stay on track, adjust their strategy, and continue growing their portfolio year after year.

Why Would Somebody Need This?

This is where we come in. We clarify what’s needed from the property, what we’ll handle, and what they need to do. Our client success team uses this experience to manage the entire process smoothly, ensuring that clients don’t have to worry about the complexities of property buying. From onboarding to settlement, we’ve got it covered.

Specialised Property Acquisition Analyst

In competitive markets, securing a great deal requires more than just basic know-how. Our analysts are experts in specific markets, utilising their deep understanding and network connections to give clients an edge. They do what’s necessary to stand out and secure properties that align with the client’s strategy.

Property investment is one of the most critical and costly decisions they’ll make, and they need to get it right. Cost for service

  • Full Service Fee: $22,000 (incl. GST) (Updated FY25/26)
    • $11,000 retainer upfront to begin the process.
    • $11,000 upon property going unconditional.
  • Repeat Residential Purchase:
    • Repeat client fee: 10% discount on New Client Fee ($19,800)
      • The new 10% repeat discount only applies to clients who’ve signed on under the new $22k model. All other existing clients are still on the legacy repeat rate of $15k (inc. GST).
    • Fee: $15,000 (incl. GST) for repeat clients who signed their first agreement prior to July 1st 2025
      • This pricing is not indefinite but reflects our commitment to offering discounts for loyal clients.
Commercial Buyer’s Agency Service:

Commercial property is ideal for investors seeking high-yielding assets. These properties often come with higher value and net yields, meaning the tenants cover the outgoings. However, they also carry greater risk—if a property becomes vacant, it can take longer to secure a new tenant compared to residential properties.

At InvestorKit, we’ve always operated in the commercial space, but we’re now rapidly gaining recognition as elite operators. Commercial property investment differs significantly from residential; it’s less about location data and more about finding the right deal. Our focus is on securing high-cashflow, low-risk opportunities for experienced investors or those with substantial capital.

We specialise in medical and industrial properties, targeting yields between 5% and 6.5%. This range is considered a safe zone for our investors, as higher yields generally come with increased risk. Our approach balances strong returns with smart risk management.

Strategy Session & Dedicated Strategist:

As with residential, each commercial client starts with a strategy session tailored to their financial goals. A dedicated strategist works with them to develop a custom strategy designed around their capital, risk appetite, and long-term objectives.

Dedicated Client Success Team:

Throughout the process, the client is supported by a dedicated client success team. This team ensures that every step—from strategy to acquisition and beyond—is handled seamlessly, keeping the client informed and engaged.

Commercial Buyer’s Agent:

In commercial, the focus shifts to securing the best deal rather than just location metrics. Our dedicated Commercial Buyer’s Agent uses their expertise in commercial real estate to source, negotiate, and secure properties that align with the client’s strategy, focusing on cash flow and security.

Annual Portfolio Reviews & Valuations:

Just like our residential services, clients benefit from free annual portfolio reviews and valuations, helping them track progress and ensure their commercial investments remain aligned with their goals over time.

Why It Matters:

In commercial property, every deal is unique, and our role is to guide clients through the intricacies of these larger, more complex investments. By providing expertise at every stage, from strategy creation to deal negotiation, we ensure clients receive the highest cashflow deals while minimising risk—setting them up for continued success in the commercial property space.

  • New Clients
    • Initial Fee: $10,000.
    • Second Fee: 2% incl. GST of purchase price payable at unconditional minus first fee
  • Repeat Clients
    • Initial Fee $10,000.
    • 1.6% incl. GST of purchase price payable at unconditional minus first fee
  • New Minimum Requirements:
    • $2M+ minimum buying budget
    • $700k+ minimum cash/equity requirement (30% deposit / 5% costs)
  • Strategy Team Exception:
    • Minimum $500k+ cash/equity where clients can achieve 80% commercial lending
Portfolio Strategy Only Service: (No longer offered)

A popular service for those unsure of what their next step for property investing is. This service is a 1.5 hour session with one of our strategists where the client inputs their data, what they own, what they earn, what they’re savings and what their household costs are.

We then evaluate their portfolio, the trajectory they’re on and assess whether they are on track for their goals. We then map out multiple trajectories/scenarios to show them what acquisitions/portfolio moves are required for them to achieve their goals.

 
  • 1.5 hour session with the portfolio strategist
  • One follow up 30 minute session
  • Ongoing access to the software for the client to update and change their scenarios/model out different strategies themselves.
 

At InvestorKit, the Full Buyer’s Agency Service is always the priority when selling to potential clients. This comprehensive service is designed to provide maximum value and support throughout the entire property investment journey—from strategy to acquisition and beyond. Our aim is to guide clients through every step, ensuring they make informed decisions and achieve their long-term investment goals

Research Only Service: (No longer offered)

Our Research-Only Service is a key offering that allows clients to access our valuable property market insights without committing to the full buying service.

What the Service Entails:

Access to InvestorKit’s Market Research:

Clients get full access to all of our detailed and up-to-date market research. This research covers a broad range of data, including suburb trends, growth forecasts, rental yields, and key property indicators across Australia.

90-Minute Strategy Session:

As part of the service, clients also get a 90-minute session with one of our strategists. This is where the magic happens:

The strategist helps the client interpret their chosen regions, breaking down the data to ensure they fully understand the insights relevant to their goals.

During this session, the strategist works with the client to create a purchase brief, helping them focus on areas that align with their strategy and providing tailored suburb advice.

Tailored Experience: This service is designed to offer a personalised touch, even though it’s research-focused. The session allows us to offer specific advice, ensuring the client leaves with a clear understanding of where to focus their property search.

This service gives clients the tools and guidance they need to confidently explore investment opportunities on their own, while still benefiting from our expertise.
