Use this guide when you already hold a property licence or certificate in another Australian state/territory and you need NSW mutual recognition so you can operate in NSW under InvestorKit.


What you’ll need before you start

  • Your current interstate licence/certificate details (type, number, expiry)
  • Your ID details (driver licence info)
  • InvestorKit business details (for the business section in the form)
  • Supporting documents as PDFs or clear photos (for uploading)
  • The mutual recognition form (you will download this from the Service NSW page)

Step-by-step: Service NSW → Mutual recognition form → Lodge

Step 1: Log in to Service NSW

  • Open the Service NSW app (or the Service NSW website).
  • Log in to your MyServiceNSW account.

Step 2: Find the right mutual recognition service

  • Use search and type:
    • Apply for a property licence under mutual recognition (Agents)
    • or Apply for a property certificate under mutual recognition (Assistant Agents)

Step 3: Start the online application

  • Open the correct service.
  • Review the eligibility and “what you need” section.
  • Select Apply online and follow the prompts until you reach the document section.

Step 4: Download and create the mutual recognition form

  • Open the PDF and complete all relevant sections, including:
    • Registration duration (1, 3, or 5 years)
    • What you’re applying for (choose what matches your InvestorKit role)
    • Your personal details
    • Business/employment details (InvestorKit-related)
    • Current interstate registration details
    • Other registrations history (if applicable)
    • Declarations, signature, and date

Step 5 (if required): Prepare your uploads (make it easy for the reviewer)

  • Save your files as clear PDFs or high-quality photos (readable, upright, not cut off).
  • Use simple filenames so it’s obvious what each document is, for example:
    • MutualRecognitionForm_FirstLast.pdf
    • LicenceEvidence_FirstLast.pdf
    • ASIC_Extract_InvestorKit.pdf
    • ID_FirstLast.pdf

Step 6: Upload documents in the Service NSW application

  • Return to your Service NSW application.
  • Upload:
    • The completed mutual recognition form
    • Supporting evidence requested in the application (licence evidence, ID, ASIC extract, and any other required documents)

Step 7: Final check and submit

  • Double check the common error points:
  • Email address is correct
  • Licence number and expiry date are correct
  • Addresses and postcodes are correct
  • All required documents are attached and readable
    • Pay (if required) and submit the application.
    • Save the confirmation or reference number for internal tracking.

Step 8: Request reimbursement

  • Keep your payment receipt from Service NSW.
  • Use the subject line: Mutual Recognition Reimbursement
  • Include your name and the payment amount in the email body for faster processing.

Common mistakes to avoid (quick checklist)

  • Uploading blurry or cut-off documents
  • Selecting a licence type that doesn’t match your InvestorKit role
  • Missing the ASIC extract or required evidence
  • Typos in email, licence number, expiry date, or addresses
